Not a loan offer, rate quote, or commitment to lend. Property tax is charged at 0.59% of the price, the effective rate in Onslow County, NC (median taxes actually paid, Census ACS 2024 1-year, against the typical local home value), rather than a flat percentage of your allowance. Homeowners insurance is an assumption at $110 a month and varies widely, especially near the coast, and flood insurance is separate again. Your qualifying amount depends on credit, income, debts, and market conditions. Excludes any VA funding fee.

No. 01
The VA Loan in Plain Terms
The VA home loan lets eligible veterans and service members buy a primary residence with no down payment and no monthly mortgage insurance. That keeps your monthly cost lower and your cash free. Raider Realty Group walks you through what you qualify for in plain language.
No. 02
BAH and Qualifying Income
For active-duty buyers, Basic Allowance for Housing counts as qualifying income on a VA loan. That often means you can replace rent with a mortgage at a similar monthly cost while building equity. Marc factors your BAH into your budget so the numbers are realistic from the start.
No. 03
Your Certificate of Eligibility
The Certificate of Eligibility (COE) confirms you have the service record to use the VA benefit. In most cases Marc can obtain it for you using your service details, so you can focus on finding a home instead of chasing paperwork through the VA.

Common questions
Straight answers on the VA benefit. Still have a question? Call Marc directly.
- Q.What does Raider Realty Group do?
- It is the central hub for Marc Arrington's veteran lending work. The focus is helping veterans and active-duty service members use the VA loan to buy a home with confidence.
- Q.Can I use a VA loan for a condo or multi-unit home?
- Yes, with conditions. Condos must be on the VA-approved list, and you can buy a multi-unit property if you live in one unit. Marc checks the property type early so there are no surprises.
- Q.Is the VA loan only for first-time buyers?
- No. There is no first-time buyer requirement. As long as you have entitlement available, you can use or reuse the VA loan, and Marc will calculate exactly what you have left.
- Q.How much down payment do I need for a VA loan?
- Most eligible buyers put $0 down. The VA loan is one of the only programs that finances 100% of a primary residence for qualified veterans and service members.
